Q: What if a home service contractor is hired & they discover something different than the home inspector?
A: It's human nature for homeowners to believe the last bit of expert advice they receive, even if it's contrary to previous advice. Unfortunately, home inspectors get blamed for any issue found, regardless of whether the issue is within the “scope” of the standard home inspection. All of our inspections are conducted in accordance with the Standards of Practice of The Texas Real Estate Commission. The Standards of Practice specifically state what’s included & excluded from the standard home inspection & typically home service contractors aren't familiar with this. Home inspectors are generalists, not experts. When issues are found, their job is to document & refer the client to specialists such as licensed Electricians, Plumbers, HVAC Contractors, Structural Engineers, etc. When conflicting information is presented to you by a contractor after the inspection, It is best for you, the homeowner, to conduct your research & communicate your concern with all parties associated. We perform home inspections from a different perspective & provide information that is distinctive from home service contractors.
